College football is back, so Hilton called on me, the superstition concierge, to make your fan rituals a reality. Need a room to match your lucky number? We got you. Wanna make sure our team doesn't wash your lucky jersey? Ooh, that smells lucky.
Hilton's unmatched hospitality can keep up with any superstition. Even a marching band wake up call at 555 in 55 seconds. Hit it! When you need a team that will do whatever it takes on game day, it matters where you stay. Hilton, for the stay.

Chronic migraine is 15 or more headache days a month, each lasting four hours or more. Botox, on a botulinum toxin A, prevents headaches in adults with chronic migraine before they start. It's not for those with 14 or fewer headache days a month. It prevents on average eight to nine headache days a month versus six to seven for placebo.

Prescription Botox is injected by your doctor. Effects of Botox may spread hours to weeks after injection, causing serious symptoms. Alert your doctor right away as difficulty swallowing, speaking, breathing, high problems or muscle weakness can be signs of a life-threatening condition. Patients with these conditions before injection are at highest risk. Side effects may include allergic reactions, neck and injection site pain, fatigue, and headache. Allergic reactions can include rash, welts, asthma symptoms, and dizziness. Don't receive Botox if there's a skin infection. Tell your doctor your medical history, muscle or nerve conditions, including ALS Lou Gehrig's disease, myasthenia gravis, or Lambert-Eton syndrome, and medications, including botulinum toxins, as these may increase the risk of serious side effects.

Alrighty, folks, I expect the title and probably thumbnail of this video to create quite the stir in the comment section, but I do want you to know, I believe the following statement entirely.
Why you, yes you, should try and buy a home today. Yes, Q4 of 2026, when everybody and their brother says you can't do it, when rates are screaming to 8%, when AI is going to kill us all, and all this other freaking nonsense that is scaring mom and dad, I want you to be an adult. I want you to look fear in the face. I want you to say thank you to all the do-mers and crash bros and just get after it. This is only the second buyer's market I have ever seen. And I've been doing this almost 30 years.
All righty, folks, we always bring on our guest as they showed up. Dion, you were first today. What say you when I have this impassioned plea that you should try and buy a home today?
Dion (2:33)
Well, my keynote presentation at Big Pecan last year that you're at this year, probably when this video comes out, you're actually there, was on there's always a reason not to buy. And I broke down a decade of every single year. This is the reason why you shouldn't buy and why I purchased. And every time it comes up, people say, this time is different. Those are the most dangerous words for everybody. But should you buy a house today? To me, there's a debate of do you buy or do you rent? That's what most people focus on. For me, it's do you buy or do you buy a rental? It's not do you buy or do you rent?
And if you're not house hacking, don't own any rentals, house hacking goes to the top of the list for me because you have to live somewhere.
And buying real estate, people focus on the negatives of what if prices come down, then I paid more than I had to? What if interest rates come down and they're thinking of trying to protect themselves from what they could have missed out on and never thinking about what they're protecting themselves from what is actually going to happen. Inflation is going to occur. Price values are going to go up because it can take more currency to buy. And you can lock in 30 year debt with a primary. You can't lock in 30 year debt on a rental that you're renting from somebody else. Right? So for me, there is no reason in the market to hurry or wait. Our life determines that. Right? If you're going through a divorce, maybe don't buy today. If you're going- Probably not. That'd be bad. If you're having a kid right now, maybe don't buy yet. Focus on that, right?
If a loved one just passed away, maybe don't- There's things in our life that can say, buy or don't buy, but it's not the market.
