What's so unique about this podcast is that you both are known for real estate and the show Selling Sunset and selling some of the most luxurious real estate. Why talk about AI today?

This is something that we haven't seen before.

It's the greatest technological transformation in human history. I mean, it's going to change everything.

AI is no longer an abstract threat. It's causing job loss right now and the headlines, they tell the story.

I wouldn't be surprised if we see within 10 years, 50 percent of the jobs in America gone.

What do you think is the biggest risk to AI right now?

**Brett Oppenheim** (0:59)
The simple fact is, we don't want to unipolar world where China is at the top.

This is the single most important economic question in the country and in the world. Who wins the race for AI?

**Brett Oppenheim** (1:10)
The real question is, is anything going to stop AI? I don't think there's going to be any constraints. If there's no constraints and it keeps going up and to the right, there's no stopping it.

I think if this technology goes wrong, it can go quite wrong.

**Jack Selby** (1:20)
How do you not get horrified thinking about this though? What's the optimistic part of it?

**Brett Oppenheim** (1:24)
There's a 10 to 30 percent chance it kills us all, but there's a 70 percent chance that we live in an age of abundance that you couldn't even have contemplated 10 years ago.

**Graham Stephan** (1:36)

**Jason Oppenheim** (1:42)
AI is, I think, outside of real estate, the most interesting thing for me and for my brother.

**Brett Oppenheim** (1:48)
Outside of real estate, it's 20 times more interesting than real estate, but okay.

**Jason Oppenheim** (1:52)
Yeah, I think that's why.

**Jack Selby** (1:53)
What gives you guys credibility to talk about AI?

**Brett Oppenheim** (1:55)
It's the quintessential intellectual pursuit of the last two years of my life. I just feel like AI is the most interesting thing to happen to human civilization, and the fact that we're living through it is just outrageously lucky or potentially unlucky. But for now, it leads from intellectual pursuit, lucky.

**Jason Oppenheim** (2:11)
I would also argue that we are largely regurgitating thoughts from other people who know a lot more about the details of AI. I don't think you're just listening to us.
You're listening to the thousands or hundreds, if not thousands, of podcasts and collaborative discourse that's out there on the subject.

**Graham Stephan** (2:30)
You guys are often right when it comes to a lot of these things, and especially when it comes to policy. I remember in 2020, when everyone was freaking out about COVID, both of you were like, oh, no, I've done this research and all of this nonsense is going over here. But according to this research is this. I remember both of you just going heavy into the markets and saying, oh, no, we're fine, and then we turned out pretty much fine.

**Brett Oppenheim** (2:52)
I do think we had some good insights on COVID. It's not a matter of COVID denier or anything. I mean, obviously happened, it was dangerous. And so yeah, we had some insights there and I think we have some good insights in AI.

**Graham Stephan** (3:01)
So what jobs are going to die?

**Jason Oppenheim** (3:03)
Yours.

**Brett Oppenheim** (3:05)
And then Jack's like two years after yours.

**Jason Oppenheim** (3:07)
What about yours? I think we're safe for a while.

**Graham Stephan** (3:12)
Yeah, no, I don't buy it.

**Jason Oppenheim** (3:14)
Okay, well, let me talk about jobs that will be gone. First of all, I think it's already starting, but I think from now through the next five to eight years, we'll probably see 50%. I wouldn't be surprised if we see within 10 years, 50% of the jobs in America gone. AI will replace all intellectual capital.
