All righty, folks, it's time to rip the bandaid off. We are seeing global bond yields skyrocket. We will likely soon have 7% mortgage rates. And who knows? We might actually see 8% mortgage rates, folks. It was only a couple of years ago when we had 8% mortgage rates. I know we all want to forget, but it could be coming back. So I thought I would take a moment to run through with Casey, what the heck should we do with 7% or potentially 8%? 8% mortgage rates. Casey, I know you talked to lots of investors. I know you were shopping for Lake House recently.
What should people do or should be thinking with 8% mortgage rates? What do you think?

**Casey** (1:11)
First of all, holy cow, who has been expecting this? Okay, nobody. Everybody thought this was behind us. These high rates are over, and we're just waiting and waiting and waiting for the rates to go down. People have been waiting for two years for rates to go down, and people have been sitting on the sidelines. They haven't bought anything, at least investment. People are still, I feel like, finally a little bit motivated to move up into their primary home. We've seen a little bit of movement in the market, depending upon the price of the homes and the market. I think the markets are wildly different across the country.
Some are selling like hotcakes, some are stagnant.
But no matter what, everyone has been expecting lower rates. So this is just like a gut shot. Like, oh my gosh, you're kidding me. Now we're going to be back into the sevens or possibly eight percents for primaries. This just goes to show you that you cannot wait your entire life, several years, for rates to go down to make a move. Whether it is buying your next home, because life is short, right? Your kids' lives are only so going to be around for so long till they're grown ups and they're out. Your investment, your time that you have to invest, you have different stages of your life. Like, I'm in my 40s now. I've had gone through different stages in my life, and I'll tell you, they all go fast. So if you've been sitting around waiting since COVID for low rates again, and you haven't bought anything, sucks for you. Because, look, now we've got possibly on the horizon high rates, and it really just goes to show that you can't wait around for rates. And when it comes to investing in real estate, if the deal makes sense, do it. Look at what you have available right now, not what could be or what should have been or how it was better in the past. And we just have to look now and do the best thing we can for our future with the information and the tools and the rates and the prices that we have today.

**Michael Zuber** (3:20)
You know what, I'm going to ask you about five different roles in the real estate space. I'm going to let you react to each of them, just so you know what's coming, so you're not surprised. Home sellers, home buyers, buy and hold investors, home flippers. And then we'll talk about real estate agents. So let's go to mom and dad, home seller. They want to sell their home.
Let's pretend for a moment, it's not already on the market. But for whatever reason, they wake up on September 1st, 2026 and say, I want to be a home seller today. What is your advice for a home seller, realizing that a lot of the country is seeing building inventory, price reductions now are 42 or 43 percent across the board.
What do you tell on home sellers today?

**Casey** (4:07)
Okay. So this again depends on the market. I mean, if you're in Ohio, properties are flying off the shelves. If you're in the South, they're sitting. So first of all, where are you? Okay. The second thing is that really today, September 1st, because we're entering the slow season. School started, fall's coming up, winter's coming, it's the slowest time of the year. It's not the best time to put your house on the market. Okay? Unless you're going to have a realistic realtor who is going to price it competitively and get it sold ASAP. This isn't a time to, well, let's just, you know, I think my house is amazing, and we're going to get it listed for top market value, and we're going to sell it. Okay? There isn't time for the hoping, what is it, wish in one hand, hope in the other, whatever, you know what I'm saying? Okay?
