It's where someone sleeps at night. It's where families build their lives, where people want to feel safe, settled and cared for. And when something goes wrong, you know, a broken heater, a leaking pipe, or a question about a lease, or to the person that it's impacting, it can feel deeply personal. And a challenge for property managers is often trying to care for hundreds or even thousands of those moments at once, while coordinating, you know, owners, maintenance, regulations, vendors, and endless stream of communication. And so we're going to take a look at property management today and try to do so through a very human lens.

It'll be my pleasure. Our guest today is Timmi Ryerson. She is the founder and CEO of Smart Property Systems. Timmi's experience in property management began long before the software was built to support it. After managing properties manually in the 1980s, she created Smart Property System to help property managers run the business, not simply record what happened. Smart Property Systems connects portfolios, financials, leasing, maintenance, vendors, owners, tenants, and daily workflows in one single platform. Timmi, to start, I want to view your work through the lives that impacts. So you serve property management teams, but also all the people whose homes they serve. If you could, let's talk a little bit about the emotional weight behind this kind of work.

**Timmi Ryerson** (2:35)
Well, yeah, Stephen, it's actually bigger than that, because there are very, very many people involved in the process of managing properties. So the participants that take part with a property management company, we've divided them into six groups. And so with our new software, we've got a portal for each type, each structure, each job description. And the goal is so that everybody can communicate smoothly, seamlessly and cause this, you know, property managers, probably the second oldest profession, cause this difficult and very detailed process to work smoothly. And of course, the goal is to provide a wonderful living experience for the people who pay them to rent the properties. So we have six portals. So there's a portal for the subscriber. He sees everything in the account. There's a portal for the staff.
They will only see the properties to which they're assigned. There's a portal for the owner, the owner that hires the property management company, so that they can see all of the details that they need to have for transparency. They're never out of the picture. They can always see what's going on with all of their properties, with the rent collection and with the maintenance process and the repairs. Then there's a portal for the tenant, and the tenant can see and act in that portal to pay rent. They can see their running account balance. They can see what they've been charged. They can make communications with the responsible person, if it's the subscriber or if it's the person assigned to their property as the manager. They can report repairs.
The system now will track that repair for them, so they'll know where it is in process.
Then there's the inspector that does the inspections, and there's 42 different kinds of inspections that we've built into this system. So every kind of building can be serviced.
There's an agent, which can be a real estate agent who buys and sells properties for somebody, or a leasing agent. So there's an agent portal, and then there's the vendor portal. Vendor portal are the people that do work for the property management company. There may be a group of different plumbers that they have, depending on what the job is, or different electricians, or maintenance people, landscape people, and each person, each person in this group has their own private login. I think the average person views it through that, maybe the tenant role, right? It's me and the person I'm paying my bill to. But so, yeah, being able to picture just how complicated this ecosystem is.
