Okay, hello, everyone, and welcome to today's Town Hall. Thank you so much for joining us. We are gonna start with a couple of company and product updates today before we move on to some Q&A from the audience. I'm gonna briefly bring up our disclaimer that we always need to do.
And then I'm gonna invite on stage a new team member to start things off. Colin, we are introducing you to the team today. Would you like to go on stage and say hello?

Hey, everyone. Really excited to be here. My name's Colin. I am based in Portugal, outside of Lisbon, by the beach.
I grew up in the US in Virginia and spent many years in Seattle. I'm joining Hospitable as of last week as an engineer, as part of the front-end team. So I'll be working on all the, some UI and UX improvements and features and updates that you all have come to expect.
I love to travel, travel around the world, staying in short-term rentals, just about everywhere I've been. And wasn't there being E-host for a few years, and definitely could have benefited from a product like this. So happy to be here and learn more about it and meet more of you.

Nice. Great to have you, Colin. And obviously, being in Lisbon, you've already managed to meet a few team members that actually have based there as well, right?

Okay. Moving ahead now to our product updates, and I'm going to go ahead and hand over to Abby to start off with upsells. Abby.

Thank you, Miles. So in the last town hall, we had a question from Swankatexture Properties. I'm not sure if you're here today. But you asked, when you were thinking about offering early check-in and late check-out to your guests, and you wanted to know how often are guests actually purchasing and paying for early check-in and late check-out. Why not just offer it for free? And at the time, we couldn't share any, we didn't have any data on hand to share with you. But we wanted to follow up and give you some of those numbers because we think those numbers might surprise you. Looking at the last 30 days, we had almost 1,700 early check-ins and late check-outs sold to guests. And that resulted in $82,515 of additional revenue to the hosts who sold those early check-ins and late check-outs.
On average, hosts who sold an early check-in, early check-out in that period made an additional $124.54, although there's of course varying degrees of success. The top performing hosts in the period actually made about $1,600 in additional revenue from early check-ins and late check-outs alone. And the average price of an early check-in or late check-out is almost $50. $48.91 is the average price, and two hours is the most purchased variant. So most guests are purchasing an early check-in two hours before their regular check-in time or two hours after their regular check-out time. And so if this isn't something that you are currently offering to your guests today, we think you should, because that's extra money in your pocket without a whole lot of additional effort. So if you're not using upsells today, specifically early check-in, late check-out, it's pretty easy to get started.
All you have to do to enable early check-in and late check-out is just set your desired pricing for each time variant.
The pricing is totally up to you, but as we shared before, we typically see one hour starting about $25 and four hours going up to $80 to $90. That's on average. Again, you set whatever works for you and what makes the most sense for your property. You also have control, so you can decide when guests are able to purchase early check-in or late check-out, if you want to approve that purchase, et cetera. And once you've enabled the upsell, you just need to remember to include the guest portal short code in your messages so that your guests know that they can go into the guest portal and purchase early check-in or late check-out if it's available.
And speaking of guest messages, we will now, if you have a custom domain set for your guest portal, when you send messages to your guests that include the guest portal link, we'll actually use your custom domain in that link. This is something that's kind of took us a little bit longer than we would have wanted to. We were still including the hospitable default domain before. That was just to make sure that we could get your guests into the guest portal in case there were issues with your custom domain. We have fixed that. And so now, if you have a custom domain set, we'll help your guests recognize you and your brand by using it in your messaging rules. And that is it for ourselves, I think, on to Tim to give an update on Smart Thermostats.
