G'day, listeners, and welcome back to another Rapid Fire Roundtable Q&A. Actually, it's the first one, but we're on, guys. We've got a bit of an all-star cast in today to join you for the new weekly Q&A that we've got. We've got the regular big guns here. We've got big Lukey Chuson, Brendo, Liam. How are we feeling, boys?
Liam (0:24)
Very good, mate. I feel great.
Sammy (0:26)
That's good. You guys are looking very cosy over there with the joint mic.
Kel (0:31)
We're a little bit far away.
Sammy (0:33)
You look quite uncomfortable there, Brendo.
Now, look, the reason for you boys looking so cosy in that corner is we have a very special debut episode for producer Kel. She said she's going to edit herself out with someone else, maybe see Jimmy's floating ahead on her shoulders. But producer Kel, welcome to the pod.
Kel (0:52)
Thank you. Thank you so much.
Sammy (0:54)
How are you feeling?
Kel (0:55)
Great. I'm really excited to be here.
Sammy (0:58)
You've probably produced, what, circa 300 episodes over the last couple of years. How are you feeling finally being on this side of the camera in front of the mic?
Kel (1:06)
I'd prefer not to be, but that's okay.
Sammy (1:08)
Okay, sweet.
Don't care. Moving on, we're going to run it anyway. So guys, we've got a roundtable Q&A. We're going to keep this short and punchy because I know you guys like it. You can do a bit of cheeky business like Liam likes to do with bonus questions or we just keep into the-
Kel (1:22)
No. Okay, sweet.
Sammy (1:22)
Okay, so we've got five questions.
Kel (1:24)
Yeah.
Sammy (1:24)
Okay, sweet. Okay.
Kel (1:26)
All right.
Sammy (1:27)
You gave me a very clear look after that. I'm not going to go five. He's supposed to be wrapped up by five for Friday. But producer Kel, take us away.
Kel (1:35)
First question is from Bianca.
Sammy (1:36)
Oh, Bianca. She sounds lovely.
Kel (1:38)
She's lovely. What's the biggest gap between-
Sammy (1:41)
Bring the nicest vibe. I'm so used to like an aggressive podcast. Why are you so happy?
She's so nice. Everyone says Kel is always so happy. Sorry. Go, Kel.
Kel (1:53)
That's okay. What's the biggest gap between what clients think is happening and what you're seeing in the data?
Sammy (2:01)
This is a bit of a double whammy. I throw firstly to Lukey and then I want to hear from the front end boys what they're seeing. Lukey.
Luke (2:06)
I think a big one, and I speak about this in strategies a fair bit. A lot of my clients have been existing in the business for a long time, but I'm encouraging them to wade through the noise a fair bit. The difference between what is happening in the media and on the radio, and all these different metrics of people are hearing and getting a lot of exposure to compared to what the actual underlying fundamentals is very different. So I try and look at it and go, well, has anything been fixed pre or post budget? Not really. They haven't fixed construction. They haven't fixed supply. They haven't fixed development. They haven't fixed land coming to market. They haven't fixed the population.
They haven't fixed anything with supply and demand. Realistically, we are under supplying the market.
Kel (2:52)
You're next now. I hope you don't wind up a window, Luke.
Luke (2:56)
Oh, yeah. Maybe we cut that up. We'd be thrown out of a window.
Kel (2:59)
Big thud.
Luke (3:01)
But, you know, we are-
Kel (3:02)
Wait, you?
Sammy (3:02)
Yeah, me.
Kel (3:03)
You'd be a big thud.
Sammy (3:04)
You'd probably cause an earthquake. Probably a tsunami in New Zealand.
Luke (3:08)
I say one thing and he's off. He's off the generations. We are under supplying the market with properties. Yeah, we'd buy 70,000, 80,000 homes per year. And then over the last three financial years, we've had what, 1.5 million, I think we talked about the other day, you know, come into the country. If you're undersupplying the market with properties and you're oversupplying with demand and population and you haven't fixed anything fundamentally, you know, a lot of the rest is just noise. So, you know, that's what I think the difference in the question was the difference between people hearing and what's happening in the media and everything there and what's actually happening with the underlying fundamentals is slightly different.
Sammy (3:43)
The fundamentals are hugely different. I mean, the fundamentals of the market remain the same. And I think this is a big thing that we've spoken about for a long time is the simple fact that we can't actually see the horizon of where they're seeing plateaus out. We're critically undersupplied. It's just getting worse and worse every year. So if that's just going to continue to play out, nothing's actually being fixed. And this supply they're talking about is like Greenfield development, where most people don't want to actually live. So and they're going to create this additional pressure on the inner middle and some of the outer rings of different locations as well. So, man, I think it's the underlying fundamentals of the market.
