That dynamic really defines this entire arrangement because the total cost of this Ohio project sits over $500 billion. But that specific $250 billion guarantee Nvidia is discussing, it's highly restricted.

Right, that money is purely for the concrete, the steel, the cooling systems, and you know, just the right to occupy the building.

So Nvidia is negotiating an entirely separate deal just to finance OpenAI's purchase of the actual GPUs that go inside that facility.

Which is exactly why the financial structure has to be so extreme. Traditional capital markets, they look at the physical risks of building a 10 gigawatt campus, and they just back away.

Right, so a company ends up lending hundreds of billions of dollars so a customer can buy that same company's products. That leads directly to the anxiety investors have right now regarding the increasingly circular financing behind this whole build out.

You really have to look at the mechanics of this circular loop to understand why it causes so much anxiety. The steps are straightforward on paper, but they are highly sensitive in reality.
