Kumar Sangakkara Reveals : Why Sri Lanka Could Be the Next Big Real Estate Opportunity

People, Sri Lanka is shaping up to be a real estate goldmine like never before.

And while most of us think about investing in Dubai real estate, the numbers of Sri Lanka will surprise you. Look at this, while the rental yield of a million dollar property in Mumbai is 2-3%, in Delhi, it is 3-5%, Dubai holiday homes deliver 4-7% returns, and Sri Lankan holiday homes stand between 6-8%. And Sri Lanka is witnessing a massive turnaround due to three specific reasons.

Sri Lanka was witnessing a political and economic crisis in 2021 But in the last 6 years, they have stabilized their economy, they have stabilized their political system, and tourism is touching an all-time high. So high that their tourist arrivals went from 190,000 people in 2021 to 2.36 million in 2025 Secondly, Sri Lanka is less than a 5-hour flight away from high-income cities like Kuala Lumpur, Singapore, Dubai and Doha, which attracts enormous capital and high-income tourists to Sri Lanka. And thirdly, for Indians, Sri Lanka is less than 2.5 hours away from Kochi, Chennai and Mumbai. So to understand this opportunity, we flew all the way to Sri Lanka to meet Kumar Sangakkara, who is now the chairman of a real estate company called Crystal Property Group. They build ultra-luxury homes on Sri Lanka's beaches and their villas earn a net yield of 8% per year in US dollars. The best part is, they maintain and run the holiday home for you, so that you don't have to worry about tenants, cleaning or hospitality. So I sat down with Kumar to understand, what are the market forces operating in Sri Lankan real estate? How does this business model work to deliver extraordinary returns to its investors? And what are the mistakes and hidden pitfalls that you must avoid before making a million dollar investment in Sri Lanka?

You're welcome. Well, you're in Kerala. I would love to say that this is my house, but it's not.

One house of six villas that we did as a development, as a boutique development as part of the Crystal Property Group. Our second development, in fact.

We're in the living room. We've got a little kind of a pantry kitchen there.

This villa is called Kira.

Kumar Sangakkara (2:36)

It's mostly from the Greek sand. So we have a progression of colors from dark to light. And Kira sits a little bit in between. So you see the cement floors. If you go to the Ahmed Villa, which is more about Bali, it's a little bit darker, darker sand. And then you can extend all the way to the right to Villa Cies, which are a little bit more Spanish terracotta floors, etc. So we've had this kind of beachy theme running through the house. And you know why, you look out the window and it's a fabulous view. It's a fabulous location. We're in the south of Sri Lanka, in Midigama, which is a fantastic surfing beach. So we have been a great location.

And we ended up with this theme of, you know, six beautifully curated villas, Mediterranean, Greek. So you see, you know, lighter colored floors. It is a design philosophy that ties everything together, even though there are six individual separate houses. And when we did create it, we were also kind of thinking, you know, they were expensive from a Sri Lankan perspective. It was kind of a first in terms of luxury, leisure, real estate in Sri Lanka, especially on the south coast. But we adamant that we're going to make it work. And Sri Lanka was also going through quite a turbulent time at that moment. I mean, we had COVID, we had the financial crisis finished, but we still soldiered on, finished in 2023 We sold out to a mix of both Sri Lankan and foreign investors and owners. And then we also came upon a model of management. So we took the villas back on management contract and we run it as 24 rooms, six individual houses. We have four rooms per house. They're quite large, six and a half thousand square feet. And with the representation of kind of our philosophy in design, we also wanted to mirror that in the excellence of service.
