College football is back, so Hilton called on me, the superstition concierge, to make your fan rituals a reality. Need a room to match your lucky number? We got you. Wanna make sure our team doesn't wash your lucky jersey? Ooh, that smells lucky.
Hilton's unmatched hospitality can keep up with any superstition. Even a marching band wake up call at 555 in 55 seconds. Hit it! When you need a team that will do whatever it takes on game day, it matters where you stay. Hilton, for the stay.
Adrian Hernandez (0:30)
So, Zooper, I'm confused. You have this thing you've been talking about, about creating your own housing crash. What are you, God's name are you talking about?
Michael Zuber (0:41)
That's a good question. I'm glad you picked up on that. It's something that I think everyone should believe. So, how did it come about?
I don't know about you, but probably 8 out of 10 people I talked to say something like, housing crash is coming, right? Frankly, the doomers are winning, right? Fear is winning. And when that happens, typically, is people do nothing.
And as an investor with nearly 30 years of experience, I know that the best time to invest is when everybody is scared. So, this whole idea about create your own housing crash is how I try to take a square peg and jam it in a round hole.
Adrian Hernandez (1:22)
I love that.
Michael Zuber (1:23)
And that's kind of the notion. But here's what I've tried to do, right? Eight out of 10 people. I'm like, okay, you think a housing crash is coming. I don't, but my opinion doesn't matter. You're an adult. You have your own opinion. So, okay, great. How big of a housing crash do you expect? Oh, Michael, easy, 20%.
I'm like, okay, great. You do realize that the largest yearly drop we ever had was 9%.
It doesn't matter. These people just, they've convinced themselves that a 20% housing crash is coming. I say, okay, fine. 100%.
I said, I basically then go, what if you could get that housing crash today? And they're like, Michael, haven't you seen Case Schiller? Prices are up or a record high, blah, blah, blah, blah. I'm like, yeah, I know. I watch that stuff. We're on the same page. But we're in a buyer's market. In a lot of the country, right? The Northeast being a clear exception.
Adrian Hernandez (2:22)
Majority of it, right?
Michael Zuber (2:23)
Yeah, the majority of the country, though, buyer's market. And I don't know if you know this or not, but when there's less competition and more supply and more motivated sellers, the chances of you getting a seller to say yes to a 20 percent drop in their list prices, it's not zero, right? The best time to do it is now.
So the whole notion is take your mental whatever you believe, and just execute it in the best market to try to get it today.
And if you think a 20 percent housing crash is coming, I'm just going to use rough numbers, and the median home price for you is 500, it means your writing offers that 400 That's all that means. So I want people to create their own housing crash today, because I can't guarantee a seller will say yes to 400 on a 500 home, but most of them were counter, right? Then you have a choice. Yeah. So that's what I'm thinking. What do you think?
Adrian Hernandez (3:26)
No, I love that.
And I love the frame of thinking.
When you first said it, my mind was like they're creating their own housing crash in their mind, which then is the end of them demise, right? It's like that's like there's the start of their demise, right? That's the mentally, right? But then I see the shift of, well, no, because then the other side of it, right? The other side of it is, now is the time that we can start to communicate that to the homeowner, right? And to your point, I've had multiple conversations over the last few weeks with deals that are just way too tight. And I'm like, hey, I don't need to tell you something you don't already know. Turn on the news. What are interest rates doing? They're going up. So then what do prices do? They go down. So how much would you like to lower today? Because I need 50
Michael Zuber (4:10)
Yeah, that's it. And again, you could not have done this three years ago. The sellers would have laughed at you. You got to understand, this is the first buyer's market I've seen in over 12 years.
