I said, how much was the coffee maker? He said, $35. And I'm about to send this owner a $15,000 check. But he's messaging me about a $35 coffee maker. We all have those stories, right? So it's just a matter of kind of coaching them and training them and reminding them. And I think things are going to blow over in these months because these are the big months in Cape Cod.

I'd love to hear some of the things that you did to aggressively grow in 2025, and then how you've essentially doubled in the last year.
**Jason Muth** (0:26)
It's all organic growth, there's been no acquisition. I was physically folding mailers and handwriting all the obnoxious fuchsia-colored envelopes that I sent out while I was watching NFL playoffs one year. And I've had one cleaner tell me that, like, I want all my owners to work with you because now I get more work, right? And then the owners are starting to refer us around. And I'll never forget, I was in a pool on a cruise going to Bermuda with my phone not working that well before Starlink was on these ships. And I was driving my hair, like, pulling my hair out trying to communicate with people. And I was like, I'm never doing this again. Literally got home from the cruise and brought him to 60 hours a week. And that's what's driving me bonkers about this space. Like, everyone runs over to the shiny new object. Everyone's running over to this tool, and then that tool, and then this tech company. And then you go to a conference and there's 75 people that all sound like the same thing. And I'm just doing this.
I'm going to go vertical and do this really well. And then...

Awesome. So I want to dive straight into it. You joined SDR Secrets Mastermind, I think it was just like back in 2021, and you had your own properties, and then you decided to start a property management company in 2023, 2024?
**Jason Muth** (1:43)
Close. I joined in 2022, so August of 22 because it was shortly after my last job and my final W-2 job ended. Although I'm now a W-2 employee again because we're now a Nest Corp.
So it all comes full circle. Yeah. So I joined four years ago as of this recording, and I had at the time, I think I had two properties and two were being developed, and then we bought a fifth one that year. We sold that one two years later, but we owned four properties, three in New Hampshire, one in Provincetown, and then you, my friend, are one of the reasons why we have Prideaway Stays, because I made a phone call to Mr. Mike Myerly in 2023, after a year of insisting I did not want to run a business like this. I was like, Mike, I think I have an opportunity and an idea, and I want to run it by you. I'll never forget where I had the call. I was sitting at the house we just built, and you talked me through it, and your words were, the first two were going to be hard, but then you'll be at 12 before you know it. I didn't believe you, and you were 100 percent right. It worked out really well, so we launched that business. Let me think, I registered the domain, and the name, and everything in late 23, and we started talking about it in the ensuing months. I got my first client April 2nd of 24
It's been just over two years at this point.
**Michael Sjogren** (2:52)
In just over two years, you're now at 53 properties under management.
**Jason Muth** (2:57)
Total, yeah. Prideaway's got 47
I got four. Business partner for Prideaway has two. Not that anyone's counting, but yeah.
**Michael Sjogren** (3:03)
So, 47 in two years, that's very strong. I think you had 12 or 13 in that first year. You grew really well last year, too. I've always looked at you as a very thoughtful marketer and somebody that is multi-channel in a lot of different places. But can you walk us through, what has been your marketing strategy for, not only for Prideaway Stays, but also for Jason and what you do?
**Jason Muth** (3:27)
Boy, that is a great question. I mean, this has been a four-year adventure of moving away from the life that I once was, which was working in the media business for a long, long time. Radio, television, on-air research, sales manager. I did it for a long time and I was known as that.
