Alrighty, folks, one of the things I thoroughly enjoy doing is highlighting the people inside our amazing school community. We've got the one and only Jacob here. If you're following him on Instagram, and if you're not, you should be. He just got back from doing a turn. He just did a remodel of a property in his market of Minneapolis. He does not live there more on that in a minute. But Jacob, what's going on, man? How you doing?
Jacob (1:22)
I'm doing great. Thanks for having me on. Yeah, I'm a little bit jet-lagged and fatigued. I just got back yesterday. Go, go, go for about nine days. I traveled back to Minneapolis, where our portfolio is. When I got there, I had a tenant turnover. So one of our tenants did buy a house, was a good communicator, worked with us. So we had to do that turnover, and we placed a new tenant right away.
And then this last Monday, we closed on the property and spent the last week doing the remodel on it and getting it ready to place in service.
Michael Zuber (1:55)
So, Jacob, do you normally fly out every time you have a turn or a remodel, or was this the exception?
Jacob (2:02)
This was more the exception, at least this time. My trip originally was supposed to be in and out three, four days, help out with the turn, just kind of oversee it, not really be as hands on, but more visit family and friends, just because that's originally where I'm from.
But we ended up getting something under contract, and we were able to close pretty much during that trip. And so I extended the trip and did the remodel while I was out there. So just wanted to two birds, one stone. But if it's just a turnover, I don't normally have to go back. I have systems and teams for that.
Michael Zuber (2:38)
Very, very cool. So tell us about the portfolio in Minneapolis. Obviously, just given this, you have more than two, but what do we got?
Jacob (2:46)
Yeah, so we have 16, well, now 16 townhouses in the west suburbs of Minneapolis. That is our buy box, two, three-bedroom townhouses. Think about a convenient portfolio. These are, you know, when we acquire them, they're C plus, B minus properties, and we elevate them to the community standard, which is kind of that B plus area.
You know, it's great. You know, they're all under homeowner association, so there's the good and the drawbacks with that. But I don't have to worry about lawns or exterior maintenance. That's kind of all covered, minimizes some of the back and forth with tenants.
Michael Zuber (3:24)
Sure.
Jacob (3:26)
Yeah, so, but it's a great performing asset class.
Michael Zuber (3:30)
Very cool. So when did you pick up the first townhouse? How far back was that?
Jacob (3:34)
Yeah, so we, like, I want to say October or November of 2019, we formed bridging tenants right in March of 2020, really right at the start of the pandemic. And then, you know, we had the blessing of having cheap debt there for several of our starting acquisitions, you know, and just kind of grew rather quickly, I guess. I mean, I guess you hear all these, you know, folks out in podcast land, they're like, oh, 500 units or whatever. It's nothing like that. When I say quickly, it's bring on two to four units a year for the first, like, three years, and then it's been one rental at a time really since then.
