Good day listeners, and welcome to another episode of the Scouting Australia Podcast, powered by Australian Property Scout Buyers Agency. I'm Yoss, Sammy Gordon, and guys, I'm dressed up in my blues today. Jimmy, we're about ahead to the footy, mate. I'm ready to go.
You're in the APS gear. I'm in the carton. What's going on, mate?
Jimmy Ibrahim (0:22)
Mate, you'll be the only person in a footy jumper with no other jacket, no beanie, no scarf, and it's freezing.
Sammy Gordon (0:28)
Mate, I'm going to show you Melburnians what it's all about.
Jimmy Ibrahim (0:32)
To paint the picture for everyone, we are going to watch, we're recording this when Carlton is about to play Geelong. History will prove whether we won or not when you're listening to this episode. We don't know how you, this is going to be your first game at the MCG. It is. How are you feeling?
Sammy Gordon (0:46)
Mate, I'm pumped. We're 30 plus, bro. We're winning by 30 plus.
Jimmy Ibrahim (0:49)
I like how the language, the wee language, is the first you were. You got me that last night. You weren't part of it.
Sammy Gordon (0:54)
Mate, I've got to be part of it now, alright?
It's funny, because we were at the Live Invest Rep last night. There was a few other guys yelling out to, hey, got that blues. And they were like, you up blues. Mate, it was all going on, a bit of biff, a bit of banter.
Jimmy Ibrahim (1:05)
You know the time that you actually became converted? Was when you stripped off and put that jersey on, and you thought, gee, I look good in this. And you thought, I'm in. I couldn't, what do you mean, I can't even see myself. I'm on it.
Sammy Gordon (1:16)
Mate, I think when that story dropped and then everyone was setting me so much hate, I was like, you know what, just to fuck you all, I'm just going to keep wearing it. Oh, mate.
Jimmy Ibrahim (1:24)
It's good, it's good.
Sammy Gordon (1:25)
But you know what, man, we're here for a quick punchy. We're literally about to boost out.
Jimmy Ibrahim (1:28)
Yes.
Sammy Gordon (1:29)
You'll be right. Here she will. We'll either be laughing with an egg on our face and I'll be going, I'll be joining big Phil Illich over with the Hawthorn Hawks.
Jimmy Ibrahim (1:36)
Don't you dare.
Sammy Gordon (1:37)
Mate, we'll see what happens. Apparently, he's got some little nugget that's 150 centimeters or something, runs around as a centimeter.
Jimmy Ibrahim (1:43)
The wizard, they call him. He was calling him something else last night. You're the wizard.
Sammy Gordon (1:48)
Phil was about 17 chili margaritas deep. Supposedly, he doesn't like spicy, but anyway.
Jimmy Ibrahim (1:52)
This is supposed to be quick episode. Mate, you're the one rambling. All right, let's go. Carl has written in, Sammy, how can I spot a good property manager?
I have one property, so I don't have anything to compare against. I do need to follow them up a lot, but they're really nice to deal with.
Sammy Gordon (2:06)
Man, in business, really nice doesn't equate to really good. And I think that's something that a lot of people need to sort of be quite realistic with as well. So if their communication isn't satisfactory, like if it isn't up to scratch and enough for what you need, especially if things are going on, then I probably would actually communicate it, because I think one of the biggest things is, especially something like that, if they're really nice, they're probably just potentially working their asses off and maybe missing things, maybe being a bit overworked. So I think in a scenario like that, and it depends, are they the business owner or are they an employee in there as well? I would always, if they're nice people as well, give them the benefit of the doubt and have a chat some about it and say, these are my expectations of what I'm wanting out of this.
Man, I think you really find it out by asking the questions before you hire the PMs as well, and really understanding how many properties you're managing, what's capacity like, who am I actually going to be dealing with, and what's the communication cells going to be like if things like issues pop up, scenarios are going to pop up, what are the ways around it, and am I relying on you? If there's things like maintenance things popping up, are you willing to be able to get me two quotes for every maintenance item that I request? All those sorts of things, man. Then you're really seeing how the PMs are responding to you, taking that stuff to them as well. So, man, I really be prepping and priming them with those questions, and then setting the expectation of what you expect from them as a PM as well.
