Good day, listeners, and welcome to the Scouting Australia Podcast powered by Australian Property Scout Buyers Agency. I'm your host, Sammy Gordon. And guys, we're back for the regular Q&A. We're bringing back to the table for you guys. Instead of it just being like a once in a blue moon, bloody Q&A thing, Jimmy, mate, we're bringing them shorter, sharper, more frequently, giving the people what they want and answering things in more real time as well.
**Jimmy Ibrahim** (0:27)
Yes, Sammy boy, the quick fire Q&A is really going off. Quick fire Q&A. Short and sharp.
**Sammy Gordon** (0:33)
Short and sharp, a bit like Jimmy.
**Jimmy Ibrahim** (0:35)
Straight to the point.
**Sammy Gordon** (0:36)
I'm like Jimmy.
**Jimmy Ibrahim** (0:37)
Without the waffle like you.
So, no, the people want to know. They've got questions they want to know from you.
**Sammy Gordon** (0:44)
It's an interesting time in the market right now. And I think it's very relevant and looking after the client base and the listeners by getting them real time information with the questions they've got coming in as well, mate.
**Jimmy Ibrahim** (0:54)
I love it. So, we've got a lot of questions. And just if you're watching online from YouTube or even Spotify, you'll notice that we've got a bit of a relaxed vibe here on the couch. Bear's having a bit of a kip.
**Sammy Gordon** (1:05)
Bear's chilling.
**Jimmy Ibrahim** (1:06)
She's chilling out. I think she's got a question or two to throw out.
**Sammy Gordon** (1:08)
I think so.
**Jimmy Ibrahim** (1:09)
Dad, when are you going to feed me?
**Sammy Gordon** (1:11)
When is this old bastard going to piss off? Yeah, go on.
**Jimmy Ibrahim** (1:14)
But here we go. We've got quite a few questions lined up. We had a lot of the ladies, more ladies are writing in than normal. So a lot last week. Yeah, maybe they're getting the feminine vibe from you, which is quite...
**Sammy Gordon** (1:25)
And I put that post went out where I was defending a lovely Kel, the EA producer Kel, after she copped a little bit of flack. And maybe we brought in some female listeners. Maybe now they will throw all the questions in.
**Jimmy Ibrahim** (1:38)
Well, we're not starting with a female on the first question.
**Sammy Gordon** (1:42)
So you're not asking the first question.
**Jimmy Ibrahim** (1:44)
This is from Josh. Now, Sammy. That's a bit rich.
**Sammy Gordon** (1:50)
That could be a woman. Josh.
I know a woman called James.
**Jimmy Ibrahim** (1:58)
Sammy, I keep waiting for someone to give the all clear, like a moment where it feels obviously safe to jump in and start investing due to it being such a bear market at the moment.
**Sammy Gordon** (2:09)
Speaking of bear.
**Jimmy Ibrahim** (2:10)
Yes. Does that moment ever actually come?
Or am I waiting for something that doesn't exist?
**Sammy Gordon** (2:19)
Mate, it's a great question. I think it's a great question because, especially if we throw it back to the Q&A from two weeks ago, where we discussed this thing. I believe the question was written in by Emma.
We touched on something very similar. Now, is there ever a time where it feels right? Yeah, 100 percent. When sentiment is high, when you've got FOMO, when you feel like it's, I need to get in the market. Like, they're the times that people buy. But the thing is, is you're competing with the masses at a time when everyone's feeling the same and sentiment is high across the board. Like, high sentiment is literally the market feeling confident to go out there and buy. So when the market's like that, yes, it feels good to go out and buy, but is it the best time to buy? And that's where the answer is nine times out of 10, no. The best time to buy is when sentiment is down, but you stick to your strategy and you figure out the right locations that will perform off the current environment that it's in, like we are right now. So we're in a lower sentiment environment, but like we covered in the white paper a few weeks ago, we firmly believe this is going to drive us into the next boom as well. So in times like this, very rarely does it ever feel like 100%, this is the time to go unless you're an experienced investor. That's all I can say is basically decisions off that, follow the people that have been there and done what you want to do before.
And then, mate, like figure out the game plan and then action.
**Jimmy Ibrahim** (3:41)
Don't you think it's also anything worthwhile always sort of feels like it's out of your comfort zone. So if you're waiting for the all clear and everything's perfect, as you said, it's very rarely going to be the best time to do anything.
