How are you? Good day, Sammy boy. Good day, listeners. I'm feeling good, Sammy boy.
I'm excited about today's episode. Yes, I love it how you make comments like things are going to explode. And strap yourself in, I'm excited.
Sammy Gordon (0:33)
Mate, I think it'll be a good episode. It's a little bit different to something I normally do. But man, I like making, I've been enjoying making some bold claims over the last year or so. And mate, I think I kind of want to put my name to a couple of things here in terms of what I think is going to play out and how I think things are going to play out.
Very much in line with sort of last week's podcast around the flow of capital. So yeah, man, I'm excited to dive into this today and give my reasonings behind why I think these areas have run in front of them.
Jimmy Ibrahim (0:59)
Because previously, you've never really talked about areas. No.
Sammy Gordon (1:03)
And what's changed? I think it's a differential between areas we've been in or are in. And I guess the level of agent relationship connections we have in areas doesn't worry me. And so we've got enough market penetration that it doesn't really matter from an external position if people were to go potentially flooding in after the point or something like that. Or other people were there to try and get it. Other people aren't going to get access to the deals that we have access to. So I think it's like my confidence is built more and more over time due to our level of relationships we have with the quality of our BAs these days. But yeah, man, that we don't have slippage really from that front. So man, I just like to sort of put my name out there a little bit. I mean, we did something a little bit different or sort of put the put the head out there a little bit, I guess.
And yeah, man, we'll do something a little bit different. Like we kind of did with the white paper as well with the rental super boom. And that also formulates, I guess, part of the thesis behind today's selection of areas also. And I think ways in quite heavily in terms of what we think is going to play out.
Jimmy Ibrahim (1:59)
All right. Now, before we name names, Sammy boy, what does when you say explode, what does that actually mean? We're talking about a certain level of growth to qualify.
Sammy Gordon (2:08)
Yeah, man, I think it look, I think these these, in my opinion, are going to buck the trend. So I don't want to put a number because it depends on the overall market sentiment shifts, how that plays out. Now, I do think the market overall, we're going to see we're going to see nationwide rental boom. I think we're already in the midst of it now.
I've been calling that for months and months now. But man, I think, countercyclically compared to a lot of other markets in the country, which I think are already sliding and going backwards and have potential to go a lot further, these have the potential to completely buck the trend. So while some of these areas, I think might do 20% plus capital growth, I do believe they will, the fair majority of the market in Australia right now, let's say even in 2027 might come backwards, when these areas I think will go very firmly in the other way. There could be 20% price growth variation compared to where they potentially fall and then where these potentially pick up and excel as well. So yeah, man, in terms of an exact number, I'm not gonna put that on anything, but man, I do think these areas are set for a pretty good run in 27
Jimmy Ibrahim (3:05)
So was it very clear that there was only five that you identified or are these the top five?
Sammy Gordon (3:11)
These are probably the top five and these are in no particular order, but these for me would be the top five that I would sort of be looking at out there right now in 27 And it's an interesting thing as well because some of these are quite counter, sick of all counter common market commentary. But I look at very different metrics compared to a lot of the rest of the market, a lot of the rest of the, you know, supposed experts in the market as well. And the time that I've had in the game has taught me that quite often markets have a significantly longer period of time in the tank than people realize as well. So there's sometimes we wanna get in and out of markets more quickly and there's some, and the ones that are on this list now for me are a little bit longer term holds as well.
